Scope of this website
The information is provided for general understanding and private enquiry. It is not an offer, recommendation or personal financial, legal or tax advice. Any participation would require the relevant investment documents, eligibility considerations and acceptance process.
Confirmed commercial terms
The confirmed terms are a minimum contribution of AED 250,000, a 19% contractual annual return, monthly return payments begin in month 2, no investor fees and no early withdrawal. The legal entity, investment duration, precise instalment calculation and count, payment dates, treatment of month-one accrual, maturity and principal repayment timing remain matters for the signed investment documents.
Contractual rate and calculation
The calculator applies the contractual annual rate as simple interest over an illustrative 12-month period. That period is not confirmation of the actual investment duration or maturity. The calculated principal-plus-return total is not a promised balloon payment, payout schedule or principal repayment date. The rate is not presented as achieved historical performance or proof of actual receipt.
Operating strategy and risks
The strategy focuses on leasing, preparing and operating suitable luxury rental homes in Dubai Hills Estate. Rental receipts are not all profit: landlord rent, property, service, maintenance, vacancy, letting, reserve and central costs must be met before an operating result can be assessed. Letting delays, vacancy, lower achieved rent or bookings, collection timing, maintenance, cost overruns and liquidity can affect returns and the recovery of capital.
Nature of participation
Participation does not itself provide ownership, title or collateral rights in an underlying property. Any rights would exist only where expressly set out in the relevant investment documents.
Payment and capital risk
Capital is at risk. Payment depends on the contracting entity meeting its obligations. The contractual commitment is not a statement that payment is risk-free or that principal is protected. Letting delays, vacancy, lower achieved rent or bookings, collection timing, maintenance, cost overruns and liquidity can affect the contracting entity's ability to pay returns and repay capital.
The documents govern
The signed agreement and accompanying documents govern the legal entity and structure, investment duration, payment details, principal repayment, rights and risks. The confirmed absence of investor fees does not mean the underlying property operation has no costs. These documents should be reviewed, with independent professional advice where appropriate, before any commitment.
Location information
References to Dubai Hills Estate, its amenities and intended resident or guest groups explain the strategy's location rationale. They do not establish occupancy, demand, yield or return. No partnership, sponsorship or endorsement by the community developer is implied.
