THE BUSINESS BEHIND THE INVESTMENT

Homes selected to be lived in—and operated well.

Ellingham's strategy finances the operating cycle behind luxury rental homes: identifying a suitable residence, agreeing lease arrangements and permissions, preparing and furnishing it where appropriate, then placing and serving guests or residents.

Private capital supports that work. Rental receipts first meet landlord rent, property costs, maintenance, vacancy, letting and central operating costs. The resulting operating profit is intended to support investor returns under the applicable documentation. Receipts are not all profit, and participation does not itself provide title to a property.

TWO RENTAL ROUTES

Prepared for the way people need to stay.

A suitable home may serve holiday or extended-stay guests seeking privacy and space, or residents taking a longer tenancy. The appropriate route depends on the property, permissions, lease terms and economics. The initial investment strategy focuses on annual residential lettings, while the wider accommodation business also considers suitable holiday and extended stays.

THE PEOPLE BEHIND THE DEMAND

Designed around the people who live and stay here.

Our strategy focuses on people who value a prepared home, privacy and space for everyday life.

01

Relocating families

A comfortable base with privacy, practical living space and room for family routines while settling into Dubai.

02

Executives & professionals

A fully prepared residence for an extended assignment, with space to work, decompress and host visiting family.

03

Leisure guests

A private home environment with generous living areas, considered presentation and an alternative to a conventional hotel stay.

04

Residents between homes

Furnished move-in convenience while another home is being prepared, renovated or made ready for occupation.

WHY DUBAI HILLS ESTATE

A community shaped for residential life.

Dubai Hills Estate brings together modern residences, Dubai Hills Mall, Dubai Hills Park, an 18-hole golf course, and schools and healthcare in and around the community. For families and longer-stay residents, that combination supports everyday routines as well as leisure.

Together, these amenities support the routines of families, professionals and longer-stay residents. Location is one part of the assessment; each home is considered against its lease terms, costs and suitable rental route.

FROM HOME TO OPERATION

Five stages, each commercially connected.

01

Select & assess

Consider the home, lease terms, permissions, preparation needs, audience and realistic rental economics before proceeding.

02

Agree & prepare

Secure suitable lease arrangements, undertake improvements and furnish where appropriate, then ready the home for its chosen rental route.

03

Place guests or residents

Present and market the home to suitable audiences, manage enquiries and agree stays or tenancies on appropriate terms.

04

Operate & maintain

Coordinate service, maintenance, resident or guest needs, rent collection and the day-to-day standards expected of a luxury residence.

05

Account for the result

Measure receipts against landlord rent, property, vacancy, letting, maintenance and central costs before considering distributable profit.

WHERE CAPITAL WORKS

Funding the operating cycle.

  • Property preparation and considered improvements
  • Furnishings and household setup where required
  • Lease setup, deposits and early property costs
  • Launch, marketing and letting activity
  • Working reserves for operating obligations

The allocation of capital is set out in the investment documentation. Refundable tenant deposits remain liabilities.

WHERE THE RETURN COMES FROM

How rental income becomes an operating result.

Guest or tenant payments→Lease, property, service and reserve costs→Operating result→Investor allocation under documentation

The intended source of return is the operating result after obligations and costs—not an assumption that the home's sale price will rise. Results depend on achieved rent or bookings, occupancy and timing, as well as the costs required to operate the home.

OPERATING CONTEXT

Hospitality experience informs the investment approach.

The strategy draws on operating experience through Ventura Stays in Dubai's luxury accommodation market. That experience brings practical attention to preparing homes carefully, understanding how guests and residents use them, and delivering a considered stay from arrival onwards.

It also informs the less visible work: coordinating service and maintenance, responding to resident needs, protecting presentation standards and controlling the property and operating costs that shape the final result.

CONTRACTUAL RATE · ILLUSTRATIVE CALCULATION

See the distinction clearly.

The contractual annual return is 19%. The calculator applies that rate as simple interest over an illustrative 12-month period; it does not define the actual investment term or payment schedule. Monthly return payments begin in month 2.

AED

Minimum AED 250,000

PrincipalAED 250,000
Calculated 12-month return at the contractual annual rateAED 47,500
Principal + cumulative calculated returnAED 297,500

The calculator illustrates 19% contractual annual return over 12 months using simple interest. This period and the combined total are not a confirmed maturity, payout schedule or balloon payment. Capital is at risk. Payment depends on the contracting entity meeting its obligations.
